real_estate_appraiser-1Selling your home is no walk in the park. You try to do everything possible to fix it up and add value, but this can be hard because you feel the money you put into the house just doesn’t equal the value of your home. It can seem like you are running in circles. Well, you’re not alone, because many people feel this way when making renovations to increase the value of their home. The most important thing to remember is to make sure that what you are remodeling isn’t actually decreasing the value of the house. Here is a list of home remodeling do’s and don’ts so you can be sure to not waste your time and money.

  • In the Kitchen

    • DO have custom cabinets that better fill the space and give your kitchen a unique appeal.
    • DON’T just fix old and outdated cabinets. If you truly want to increase the value you will have to replace the cabinets altogether.
  • In the Bathroom

    • DO have soft and light colors with natural light if possible. This will make a small space seem larger, more open, and inviting.
    • DON’T use dark colors or outdated patterns. You don’t want to feel like you are walking into a cave when you walk into your bathroom.
  • In the Bedroomdownload-5

    • DO decorate and give the room a home-like touch.
    • DON’T over crowd the room. If your decorations are too crowded it can be overwhelming and could decrease the value of your home.
  • Overall layout

    • DO have open spaces with natural lighting. Open space is in now, and having a bunch of walls cutting off rooms is no longer attractive.
    • DON’T ruin the age value of your home. For example, If there are features that are unique to the 1920s and your home was built in that era, keep those features. They can actually increase the value of your home because homes aren’t built that way anymore.
  • Outside

    • DO plant colorful plants, trim up your yard, and keep pathways clear. This can all provide your house with good curb appeal.
    • DON’T paint shutters or doors bright, flashy colors. This is a big statement, and it may be too big for people who want to be able to envision themselves in your house.

Sticking to these simple ideas can help you save money and time when remodeling your home.
